Mar Vista

Located between Brasilito and Playa Flamingo – two of the most spectacular beaches in Guanacaste – and just up the road from the new Flamingo Marina, the gated community of Mar Vista, Guanacaste Costa Rica is one of the most prestigious and sought-after developments in Guanacaste.

The gated community of Mar Vista, Guanacaste is located between Playa Conchal/Brasilito and Playa Flamingo, approximately equidistant (~45 minutes) to Tamarindo and Playas del Coco. The community is also <1 hour to Liberia International Airport (LIR).

From its hilltop perch, the entire community offers incredible views of the Pacific Ocean, Conchal Bay, and the surrounding mountains. And it’s almost as close as you can get to the new Flamingo Marina.

With access to some of the most amazing beaches in the country, consistently warm temperatures, and over 300 days of sunshine per year, this area is rapidly becoming one of the most sought-after locations in Costa Rica.

In other words, Mar Vista’s location is just about perfect.

The words “master-planned” seem to have been paired for the sole purpose of describing a sustainable community like Las Catalinas, Costa Rica: a well-conceived, impeccably executed, and no-detail-forgotten walkable village designed for year-round active lifestyles, family life, and oneness with nature.

Before we dig into the heart and soul of Las Catalinas, let’s start with a general overview: This new beach town and community is located on Playa Danta (pushing into Playa Dantita), just north of Playa Potrero (3.75 miles/6 kms) and Playa Flamingo (5.25 miles/8.5 kms) and south of Playas del Coco (12 miles/19 kms). In other words, it’s both conveniently located and yet, just enough out of the way to feel like your private respite.

The master-planned aspect of Las Catalinas, Costa Rica is centered around its town center: The all-pedestrian community (note: there’s community parking and a valet, plus a few homes/lots have car access; see below, in the Amenities section) unfolds from a concentrated area of shops, restaurants, plazas, parks, recreational facilities, small hotels and inns, and residential homes.

Las Catalinas

On the panoramic, oceanview peaks of El Cerro Almendro and located between Playa Grande and Playa Conchal – two of Costa Rica’s most scenic and sought-after beach towns – sits Las Ventanas de Playa Grande, Costa Rica.

Unfolding over 380 acres of lush landscapes and rare tropical dry forest, Las Ventanas is an incredibly unique, low-density community (just 151 properties) of exceptional privacy. It is spread over six subdivisions: La Sabana, El Roble, Caracara, Catalinas, San Pedro, and Cenizaros – many, with breathtaking ocean views.

A true eco-community, Las Ventanas is committed to sustainable development, natural connections, and environmental protections. The community’s tropical contemporary architecture gracefully pairs natural terrain with spacious, mostly single-level homes that adapt to their surroundings.

And oh, those surrounds! Las Ventanas de Playa Grande unfolds over forests, hillsides, and mountain peaks that showcase views of the Pacific Ocean, tropical dry forest, the Catalinas Islands, Las Baulas National Marine Park, Bahía de Los Piratas, and mangroves. These ecosystems host an abundance of wildlife, from howler monkeys and coatimundis to roadrunners and parrots.

Introducing our Northern-Pacific Gated Communities

From Mar Vistas' stellar beaches in Guanacaste to Monte Mars' 500 acres of mountaintop. Secure, pristine and modern Gated Communities all across the Northern-Pacific Region of Costa Rica.

Mar Vista: The Amenities, Home Sizes and Nature Preserve

Basic Amenities: Safety, Security & Convenience

We’ll begin with the basics: Mar Vista offers 24/7 gated security (with security), over 30 kilometers (about 19 miles) of paved roads, and underground utilities.

These basics – which, importantly, are not always considered basic in Costa Rica – ensure a safe, secure, and beautiful community where the electricity doesn’t go out every time it rains; your views aren’t obstructed by cables; and you (and your children, if you have them) will be free to roam, walk, bike, and skateboard.

Large Lots & Home Sites

Moving on to the not-so-basic: Mar Vista’s lots and homesites are much larger than average. While many gated communities, especially in desirable areas, offer 500-1,500 square-meter (1/8 to 1/4 acre) lots, you can find homesites at Mar Vista over 5,000 square meters (1+ acres).

Mar Vista Nature Preserve

Mar Vista, Guanacaste, Costa Rica is rooted in sustainability.

From the very start, Mar Vista chose to protect and preserve, reserving 34% of its total acreage as a nature preserve. These lush and biodiverse areas are home to healthy ecosystems – places where you’ll encounter untouched flora and completely wild fauna, tumbling waterfalls and thick tree canopies.

Mar Vista: Recreation and a Sustainable Lifestyle

Everyday recreation is a key player in lifestyle, and it is here that Mar Vista shines so brightly.

Within the community itself, you’ll have access to:

  • Clubhouse with Infinity Pool: Mar Vista’s community clubhouse delivers an infinity-edge pool with swim-up bar, playground, game room, and social areas.

  • Onsite Restaurant: Gracia, the community’s onsite restaurant, invites you to sip cocktails, enjoy fresh flavors, and dine on exquisite dishes overlooking ocean views.

  • Fitness Center & Yoga Pavilion: Mar Vista’s new fitness center delivers an upscale gym experience, with state-of-the-art cardio equipment and weights. When you’re not working up a sweat inside, head out into the yoga pavilion, where the community offers everything from cardio boxing and sunset yoga to pilates and teen classes.

  • Clay Tennis Courts: Whether you’re just learning to play or are after a more perfect serve, Mar Vista’s tennis courts give you a reason to grab your racket and get going, as frequently as you please.

  • Hiking & Biking Trails: The best way to explore Costa Rica’s wilds (and Mar Vista’s nature preserve) is on your own two feet, thanks to the community’s miles of hiking trails.

A Sustainable Lifestyle

From its inception, Mar Vista has made strategic decisions to protect community land, mitigate its impact, and produce the smallest possible carbon footprint.

For example, during construction, sediment pools are constructed to reduce erosion and ensure water quality. (Bonus: Some of these pools have been upcycled into ponds used for aquaculture and tilapia!) The community also requires efforts toward soil stabilization, revegetation, and other regenerative practices, post-construction.

The ultimate goal, of course, is to ensure that Mar Vista and its surrounding community are protected in the long run.

Costa Rican gated communities, especially in an area like Guanacaste, can have an incredible spread of amenities – everything from a front gate and part-time security to multi-million-dollar Beach Clubs, championship golf courses, and other luxury amenities.

Mar Vista, Guanacaste, Costa Rica is a luxury lifestyle community: While it doesn’t boast some of the top-tier resort amenities (like that aforementioned championship golf course), Mar Vista has some of the best amenities for part- and full-time residents, especially for families and active lifestyle residents.

Las Catalinas: Embracing Old-World Charm and Outdoor Adventures in Costa Rica's North Pacific Paradise

It’s a true village atmosphere that almost feels Old-World Mediterranean, thanks to the walkable public spaces that are woven into the fabric of Costa Rica’s natural landscapes. Here, every street ends at a scenic overlook and almost every window opens onto a tropical view.

The other element to Las Catalinas: the great outdoors. To the east, you’ll find 1,000+ acres of tropical dry forest, ribboned with world-class mountain biking, hiking, and running trails, as well as rare dry forest ecosystems that house incredible flora and fauna. To the west, there are two spectacular beaches – Playa Danta and Playa Dantita – that offer some of the country’s best water recreation, including kayaking and stand-up paddleboarding (SUP), snorkeling and boogie boarding.

  • Location: Playa Danta & Playa Dantita (GPS coordinates: 10.482283105443267, -85.78674333998373)

Perched on a bluff overlooking Playa Danta and the Pacific Ocean, Las Catalinas Beach Club is a definite gathering spot and social hub for the community. Here, you can do everything from dine and exercise to swim and socialize.

The Beach Club offers the following amenities:

  • Lounging Pool

  • Hot Plunge Pool

  • Beach Club Restaurant: La Taquería, a family-friendly eatery serving fresh eats and Latin-inspired meals

  • Cocktail Bar

  • Octagonal Pavilion for Private Events

  • Fitness Center: Weightlifting and cardio equipment

Nature Trails

Las Catalinas is home to world-class hiking, running, and mountain biking trails that, for many, are a primary attraction to the community. That’s because there are over 26.1 miles (42 kilometers) of trails through the nature reserve, divided into two types of established paths: Multi-use trails for hiking, biking, and running; and exclusive hiking trails. Welcome to paradise!

Mountain Biking Trails

We know, we know – we already mentioned the trails! But mountain biking is a big part of the Las Catalinas lifestyle, and the mountain bike trails are a big draw. That’s because the community is home to 13.7 miles (22+ kilometers) of world-class, single-track biking trails that descend into shaded valleys and peak scenic hilltops, often ushering you through forest home to monkeys, coatis, deer, and other local wildlife.

Onsite Pura Vida Ride (Las Catalinas Beach Town Village) provides everything from bikes and tours to guidance and bike maintenance.

Las Catalinas: A Sustainable, Walkable Beach Town

Las Catalinas was founded on the idea that the world – that we all – need a new approach to how we define “the good life.” The status quo – keeping up with the Joneses, accumulating stuff, sequestering ourselves from our neighbors and communities – hasn’t worked for a long time (if ever). Worse, it’s leaving us socially isolated and creating fragmented communities, and it’s not ecologically sustainable, either.

So, Las Catalinas flipped the paradigm on its head and built a community that’s almost the complete opposite: based around real community – not the residential development definition, but the human-centered, neighbors-on-a-first-name-basis version of community – that invites you to get active, connect with others, and revel in the wonders of nature.

Because there’s something magical (and magically uplifting) about walking out your front door and onto pedestrian-only streets where you socialize, shop, do business, and play, all under your own power. You won’t need a car or a golf cart or even a moped: walk, roll, or maneuver your way around this community built for people as active as you are.

Las Catalinas: One of a Kind Real Estate and Amenities

Las Catalinas, Costa Rica is a stand-out community, not just for its amenities but for its walkable, almost Old-World European (albeit in the tropics) lifestyle. As such, for people who seek this lifestyle – that know-your-neighbors, walk-everywhere, almost-a-small-town (but home to big-town amenities) sense of community, there is no comparable development anywhere in Costa Rica.

That creates a bit of a challenge for Las Catalinas real estate. So, let’s get this out of the way quickly: inventory at Las Catalinas is limited and homes sell quickly. In this market, you have to strike while the iron is hot; and in this market at Las Catalinas, you have to have the right agent and be ready to strike quickly.

With all that in mind, Las Catalinas offers three types of residential real estate options, some oceanfront or with ocean views:

Lots: Priced at around $100,000-$600,000+, lots at Las Catalinas offer views and easy convenience to downtown. Very select lots have drive-up access.

Terraced Flats: Las Catalinas offers terraced flats (townhomes) in 1/1, 2/2, 3/2, and 3/3 bedroom/bathroom configurations, with lovely architecture and views. Priced around $350,000-$825,000+.

Homes: Homes at Las Catalinas are highly sought, starting at 4 bedrooms/3 bathrooms and expanding to 9,000+ square-foot works of art with ocean views. Prices start around $1M and can eclipse $8M for the largest homes with the most prized views.

Some would argue that the greatest amenity at Las Catalinas is its walkability; there’s literally no other place like it in Costa Rica. And yet, Las Catalinas wouldn’t be satisfied with simply being one-of-a-kind. Welcome to an amenity-rich one-of-a-kind:

Las Catalinas Beach Town Village (Downtown)

Downtown consists of car-free streets designed for people. Let your mind and feet (or wheels) wander as you explore the ins and outs, paths and passages through beautiful parks and plazas, on your way to ocean views and your day’s destination.

Las Catalinas Beach Town Village is always evolving. As of this post’s publication, there are more than half a dozen restaurants – everything from a corner deli to seasonal cuisine on the beach – plus shopping (home décor, design, clothing & more), a day spa, and a handful of lifestyle services, including an outdoor exercise gym and Pura Vida Ride, the community’s outdoor outfitter specializing in mountain bikes, stand-up paddleboards, ocean kayaks, and other necessities for Las Catalinas living.

Las Catalinas Gated Community

Water Adventures and Wellness Delights at Las Catalinas

Body Surfing & Boogie Boarding: You’re never too old to enjoy body surfing and boogie boarding, and Playa Danta is one of the best places around to enjoy them both! Because Las Catalinas is partially sheltered from southern swells, the waves stay perfect (and perfectly consistent), so even families can enjoy this timeless water sport. Try to shoot for medium-to-low tide, when the beach is flat and wide, and enjoy moderate and safe swells that crash in about every 15 seconds.

Scuba Diving: Guanacaste offers some of the country’s best dive sites and protected marine ecosystems. Some of the top nearby choices include the Catalina Islands, Dirty Rock, and Dos Sombreros, when you can come face-to-mask with dolphins, whitetip reef sharks, manta rays, bull sharks, sea turtles, and even whales, plus a rainbow of reef fish.

Surfing: While the beaches at Las Catalinas offer waters tame enough for a leisurely swim, the Guanacaste coastline promises many surf spots for beginners and experts alike. Check out Witch’s Rock, Playa Grande, and other nearby (and often, famous!) surf breaks.

Wellness: It’s no surprise that a community built for active lifestyles would put a high priority on wellness. And so, in addition to the hiking, biking, running, walking, and water recreation opportunities, Las Catalinas invites you to indulge in a bevy of other body-and-mind pursuits.

Read a book in one of the plazas. Spend an afternoon relaxing in a park. Book mat time for sunrise or sunset yoga on the beach. Reserve your favorite table for a healthy meal. Swing into the Beach Club for a workout with a view. Go swimming (or soaking) in one of the pools. Las Catalinas is your oyster.

Las Catalinas: Where Convenience Meets Coastal Recreation

Community Parking Lot & Valet Drop-Off/Parking

In case you’re wondering how well this pedestrian lifestyle dovetails with everyday realities, like international travel or even a big grocery run, then know that you can own a car and live in Las Catalinas.

La Catalinas offers a community parking lot with valet service, available to all owners. Just in from the airport? Rainy afternoon? Big grocery run? The community’s valet service can deliver you (and your bags) directly home, then park your car in the lot. It really is the best of all worlds.

Water Recreation

Las Catalinas hugs the curve of Playa Danta (Danta Beach) and Playa Dantita (Dantita Beach), two of the best beaches in our area. Why? Because they’re not only safe swimming beaches but also offer an array of recreational opportunities. Here’s a taste:

Snorkelling: Costa Rica doesn’t often get the nod for great snorkeling but the community’s beaches are definite exceptions to the rule. The best spots are wherever you spot rocky outcroppings, including the far end of Playa Dantita; the reef that separates Playa Danta and Playa Dantita; the shoreline at Punta Penca; and the offshore Islotes Pitahayas (Pitahayas islets). Grab your snorkeling gear and look for spotted eagle rays, reef fish, sea turtles, coral, and other spectacular underwater life and landscapes.

Sea Kayaking & Stand-Up Paddle Boarding (SUP): Protected Playa Danta offers ideal conditions for ocean kayaking and SUP, while just offshore, the Pitahayas islets offer a bit of a challenge, with swells that dramatically crash on the rocks. Love nature? The scenic islands promise lovely coastline, quiet beaches, wonderful snorkeling, and safe swimming, and are also an important (and world-renowned) nesting site for frigate birds and pelicans.

Las Ventanas: At a Glance

The community is convenient to Liberia International Airport, Tamarindo, many private schools, and 30 miles of beaches within 30 minutes. Indeed, Las Ventanas de Playa Grande is the kind of place that invites you to get out and explore. And yet here, you’ll also want to stay home to enjoy the community’s high-end amenities, including a west-facing Clubhouse with an infinity pool, community playground, and skatepark.

Las Ventanas de Playa Grande is a panoramic, ocean-view development that delivers low-density living, a true neighborhood feel, and glorious privacy, just a 5-minute drive to powder-soft beaches, top private schools, and the many services and amenities of Tamarindo.

It’s hard to embody the spirit of a place – especially a place as singular as Las Ventanas – but these few quick bullet points can help frame the bigger picture:

Tropical Contemporary Architecture at Las Ventanas

Located in the heart of Guanacaste province and surrounded by rare tropical dry forest, Las Ventanas has an important duty: to not just protect but to nurture Guanacaste’s critical ecosystems – one of the last remaining swaths of tropical dry forest in the world.

And so, Las Ventanas is born of a philosophy that architecture can adapt to, rather than change, a community’s terrain. Here, they call it tropical contemporary architecture: development that functions and blends with natural landscapes.

This means that homes in Las Ventanas make every effort to modify their plans and change their architecture, so as to change little about their surroundings. Your home will adapt to this native climate and precious ecosystem. You will preserve the trees and flora, landscapes, and terrain that make way for irreplaceable biodiversity, throughout the annual cycles of the region’s lush green season and sun-drenched dry season.

In practical terms, this boils down to energy-efficient homes with plenty of cross-ventilation, natural light, deep overhangs, large sliding glass doors, and covered alfresco verandas. The point of all that? To minimize your environmental and energy footprint, while reducing your electricity bill and delivering indoor/outdoor spaces that you can enjoy, rain or shine.

Las Ventanas Clubhouse: A Community Gathering Spot

If we had to pick one crown jewel in Las Ventanas’ gemstone-studded cap, it would be the west-facing Resident Clubhouse, located in the La Sabana community near Cerro Almedro’s peak.

Owning a prime position, this lovely gathering spot invites Las Ventanas residents to enjoy jaw-dropping sunsets and the joys of an infinity pool and recreational area. And just down the road: the community’s brand-new Playground, featuring a family recreation center and community skatepark.

Las Ventanas de Playa Grande Gated Community

Cenizaros at Las Ventanas de Playa Grande

Cenizaros, named for the towering tropical ash trees that populate Guanacaste’s rolling landscapes, is the newest subdivision at Las Ventanas.

Why Live at Las Ventanas and Playa Grande, Costa Rica?

Las Ventanas is a premier ocean view community in Playa Grande, home to some of Guanacaste’s best surfing, convenient to the Liberia International Airport, and a short drive to many of the best private schools in Costa Rica

In a nutshell, Las Ventanas offers a wonderful mix of the best of all worlds: convenience and amenities, paired with seclusion and nature. It’s like living in the middle of nowhere while having access to everywhere. As we said, the best of all worlds…

Located just 65 minutes from Liberia International Airport and 15 minutes north of Tamarindo – a veritable hub for services, amenities, shopping, and all your other day-to-day and lifestyle needs – Playa Grande is a booming beachside community unto itself.

Choose Playa Grande if you love to surf, spend plenty of time at the beach, and value nature – this is the home of Las Baulas National Marine Park, a critical habitat for nesting sea turtles, including its eponymous leatherback (una “baula”, in Spanish).

Families choose Las Ventanas de Playa Grande not only for its sense of community and kid-friendly amenities (community playground and skatepark, anyone!?), but for its access to Guanacaste private schools. (The three closest are CRIA, Educarte, and La Paz Community School.)

Las Ventanas: A Community of Neighbourhoods

Casa Sunset, located within Las Ventanas, showcases the community’s signature tropical contemporary architecture, Pacific Ocean views, and jaw-dropping sunsets.

Crave the intimacy of a close-knit neighborhood and the amenities of a larger community? Then Las Ventanas could be an excellent fit for your lifestyle.

Las Ventanas features a wonderful community-within-a-community layout with six infrastructure-ready subdivisions: La Sabana, El Roble, Caracara, Catalinas, and San Pedro, with its newest, Cenizaros, nearing completion. All have their own unique flavor, from jungle living to ocean-view glories, and a feel all their own.

What’s more, each subdivision offers a unique sense of community – a small neighborhood feel, where you know everyone by name. And yet, you’re still connected to the wider community of Las Ventanas de Playa Grande, complete with all its myriad amenities.

Construction Phases at Ventanas del Playa Grande

While we’re on the topic of Las Ventanas’ neighborhoods and subdivisions, let’s talk about the details. Please note that Las Ventanas inventory is very limited. As such, many building sites and subdivisions are sold out (pending resales):

La Sabana at Las Ventanas de Playa Grande

The birthplace of Las Ventanas, La Sabana features mostly flat building sites, the community’s largest lots, and Costa Rica’s first 100% self-sustainable home.

Located in the community’s southwest sector, La Sabana is named for Guanacaste’s rolling savanna (Sabana in Spanish, pronounced sah-BAH-na). This neighborhood was developed to invoke a rural appeal, with 26 ecological quintas (large lots, more or less) ranging from 1.2 to 2.26 acres. That’s positively palatial, by Costa Rica gated community standards!

La Sabana offers direct access to the main entrance to Playa Grade, as well as to the community’s walking trails and organic gardens.

El Roble at Las Ventanas de Playa Grande

Named for its thick forests full of Grandfather Oak trees – robles in Spanish – El Roble (pronounced ROH-blay) offers a touch of seclusion and one of the best values at Las Ventanas.

Here, value is a balance of lot size, price, and views. An average lot size of 0.35 acres blends with wooded privacy (two properties have ocean views) to create a home in the jungle ambiance that nature lovers crave.

El Roble is located in the southern foothills of Cerro Almendro, adjacent to the Playground and Skatepark.

Exploring Las Ventanas de Playa Grande Subdivisions

Caracara at Las Ventanas de Playa Grande

Caracara – or, sometimes, Cara Cara – is the second piece of the community’s Phase 2 development. Notably, it’s home to a more elevated position than its phase sister, El Roble. So, Caracara offers larger lots, many with spectacular Pacific Ocean views.

The community of Caracara is named for the caracara bird that makes its home in the region. It’s also Playa Grande’s premier ocean-view subdivision. Home to some of Las Ventanas’ most captivating properties, this community overlooks unobstructed views of Playa Grande, Las Baulas National Marine Park, and Tamarindo.

Catalinas at Las Ventanas de Playa Grande

Catalinas is named for the dotted archipelago of islands just off Playa Grande’s golden coastline. This subdivision (formerly, El Camino) is an ocean-view community featuring some of Las Ventanas’ most coveted properties. And that is thanks to its sky-high positioning and captivating vistas.

Crowning the path to Cerro Santiago (a community landmark), Catalinas unfolds over spectacular views. Here, you’ll look out to Tamarindo Bay, protected mangrove forests, Las Baulas National Marine Park, and its eponymous islands. It’s also just a one-minute walk to the Clubhouse, as well as the Playground, skatepark, and walking trails.

Under Construction: San Pedro at Las Ventanas de Playa Grande

Perched high above Playa Grande, atop the peaks of Cerro Almendro, the San Pedro subdivision is a panoramic wonder of lush landscapes, eco-friendly architecture, and breathtaking views.

Indeed, here, almost every building site features Pacific Ocean views and the 360º views feature windows to the Las Catalinas Islands and Pirates’ Bay, or Bahía de Los Piratas – itself, just a 5-minute drive from San Pedro’s private north gate.

The San Pedro subdivision is also home to Las Ventanas’ west-facing Clubhouse and Recreational Area, which features an infinity pool and recreational / events space.

Being already a strong catalyst in the Costa Rica community and a passionate homeowner in Pacifico, our local partner brought a vision of possibilities to the future of the community.

Together, they bring a strong understanding of North American modernities and technologies with Costa Rican culture, connections and community. The change in ownership brings new and rapid growth to the Pacifico development.

Pacifico Costa Rica: Where Adventure, Relaxation, and Community Converge

The day begins with a steaming cup of world famous, freshly ground Costa Rican coffee, comfortably nestled on your ocean view balcony enjoying the sound of the birds chirping. Strap on some hiking shoes and climb the Sunset Peak hiking trail, first enjoy Pacifico’s very own private waterfall before ascending into the mountain watching howler monkeys jump through the trees overhead.

Throw on a swimsuit and lounge poolside enjoying a cold refreshment and delicious lunch. A light game of tennis in the afternoon, followed by a quick walk to Automercado for some last minute groceries.

Grab the shuttle, or a golf cart, to the Beach Club to enjoy the spectacular western sunset and end the day with some world class Latin dining at Alma Santa, the new restaurant at Pacifico Beach Club.  Pacifico offers something for everyone, adventure and activity, rest and relaxation.

In April 2021, Pacifico transitioned to new ownership - a dynamic partnership between a Canadian entrepreneur in the entertainment industry with extensive experience in American development, and a Costa Rican businessman who has been in the Pacifico community since the early days of the project.

Our Canadian Partner first came to Costa Rica in the early 90's, fell in love with the place, eventually buying property here 15 years later.

Beginning immediately with new amenities including a state of the art sport complex, walking trails and ground updates and a fully renovated beach club and restaurant.

The group has a vision for the development including many new residential options and exclusive amenities, to become a family oriented community welcoming owners and visitor alike.
