This property in Golfito is a 5 bedroom home with roughly 60 acres of land. It is not in a prime location, rather far away from any popular tourist destinations. It is a very long way away from most things, and wouldn’t be a good vacation rental. It would be the only 5 bedroom in a 20 mile radius on AIRBnB, and they do not perform well. The occupancy for the area is under 20% for any property, and as a vacation rental this is not a good investment. The best performing properties near by are all nature retreats, and most of those are much closer to the ocean.
It is being sold as is and doesn’t need much investment, but the only attraction of this property is the 60 acres of land that comes with the home. This would be a long term land investment if one was to make this, but as a vacation rental this is not good.
For the vacation rental analysis, an ADR of $300 was used (in line with the nearest comparable airBnBs) and an occupancy of 20% was assumed. Both of those figures are definitely very ambitious, and it would be very difficult and require much investment to bring these figures higher. This returns 0.9%, roughly $30,000, which again is very optimistic.
