As this is land, I used the average ADR from all the 3-4 bed properties in this location. These sizes were selected because of the size of the lot, But this could very easily also be a small ‘Casita Village’ with 3-4 one bed houses which are very popular in this area. Actually two of the best performing properties in La Fortuna are small casita villages with a central pool and separate houses.
The property has a clear view of the Volcano and in La Fortuna this commonly attracts more attention from renters, hence high occupancy rates and ADR for a small vacation rental. A well built, modern 3/4 bed home with a pool and a view of the volcano may average a daily rate of at least $250, and an occupancy of 65%. La Fortuna is one of the fastest growing vacation rental markets in Costa Rica and vacation rentals in La Fortuna have been performing very well in recent months. Larger homes are more scarce in the area, especially modern homes which would make this an interesting development opportunity. $250 a night is rather pessimistic, but would have a great occupancy with this rate.
