This one-bedroom apartment in San José’s Rohrmoser neighborhood does look nice, but as an investment it may not be the bes option. Rohrmoser is one of the most popular places in the whole central valley with many high quality apartments and vacation rentals. The issue these properties have (and therefore also this property) is that there is an oversupply of this type of property. It would be very difficult to make this apartment stand out from the crowd and demand better market share.
This being said, an occupancy of 55% year round is above the country average, and a sensible amount for the area the property is in. the Average Daily Rate on the other hand is almost double the average at $115 a night. We would consider this property higher end, and from comps it is clear this property is of a higher caliber, hence the raised ADR. The costs of running the place would be roughly $1,500 a month.
This investment, including costs would return roughly 1.5% a year if you use a property manager. Fairly poor. If a property management company is not used, this investment would jump to 4.2%. This property wouldn’t be too difficult to run without a property manager as demand and occupancy wouldn’t be overwhelming, but logistics would be important.
